1. What we will do for you
About our service: Which? conveyancing is an online service which provides you with step-by-step guidance about the conveyancing process and enables you to receive an estimate of your conveyancing fees from our preferred conveyancing partner, Shoosmiths LLP, a law firm regulated by the Solicitors Regulation Authority (“Shoosmiths”) with our conveyancing quote calculator. Their contact details can be found here. When you submit your details into the conveyancing quote calculator, that information will generate a fee estimate for conveyancing legal services from our preferred conveyancing partner. We receive a referral fee from our preferred conveyancing partner when you use the tool, and the relevant conveyancing service provided to you by our preferred conveyancing partner has completed.
We are not a conveyancing company: Please remember that we only provide to you a fee estimate of the conveyancing services with our preferred conveyancing partner. Any contract you enter into as a result of using the Which? conveyancing quote calculator will be between you and our preferred conveyancing partner. We will not be a party to that contract, and so will not have any responsibility for any loss or damage you may suffer whatsoever, or howsoever or wherever caused arising directly or indirectly as a result of entering into a contract with our preferred conveyancing partner.
Itemised fee estimate: We understand that consumers want a transparent fee estimate for conveyancing services. As such, the fee estimates provided by the Which? conveyancing quote calculator are fully itemised and detailed. They include our preferred conveyancing partner’s legal fee estimate, appropriate search fees, bank transfer fees, land registry fees and any applicable VAT chargeable at the current rate. Any transaction that is subject to the stamp duty land tax will also have this detailed in the fee estimate provided. Please note that the Which? quote calculator generates a fee estimate only and not a fixed-fee quote. The fee estimate you receive through the Which? conveyancing quote calculator is an indication of likely costs for the conveyancing services with our preferred conveyancing partner based on the information you have provided. Once you have spoken to our preferred conveyancing partner, our preferred conveyancing partner will provide you with a fixed quote for the conveyancing services. Other fees may also become payable should your circumstances change or if any unforeseen issues arise during the conveyancing process.
Reliable information: We try to ensure that the fee estimate we provide through the Which? conveyancing quote calculator is accurate and up-to-date, but third-party disbursements itemised in the fee estimate, such as search fees, bank-transfer fees and land registry fees, can change with little or no notice to us. In particular, changes to stamp duty land tax can be made at very short notice.
Fee estimates for conveyancing services can vary. The Which? conveyancing quote calculator does not provide a comparison service and we make no claims to you that our preferred conveyancing partner will provide the conveyancing services to you at a cheaper rate compared to other conveyancing companies. However, we did carry out a rigorous process to identify Shoosmiths as our preferred conveyancing partner and we believe that they are capable of providing a professional and transparent conveyancing service to consumers.

We advise you to direct any such legal queries you may have to our preferred conveyancing partner. You can expect to receive impartial and confidential advice from our preferred conveyancing partner.
3. What you should do for us
Please provide accurate information because the information is used to generate a fee estimate from our preferred conveyancing partner for conveyancing services. Inaccurate information may cause the fee estimate generated to be unsuitable for your individual needs and requirements.
Please ensure you accurately provide all the contact details requested in the ‘Request callback’ or ‘Email me this quote’ form because a failure to do may result in you not receiving a telephone call from our preferred conveyancing partner or an email providing you with details of the fee estimate and the fee estimate quotation number.
Please use the Which? conveyancing quote calculator responsibly, and do not do anything that may damage Which?, its reputation, or that may be a nuisance to any other person. If you are not the seller/purchaser/mortgagee of the property (as applicable), then please do not use the service unless you have written authorisation from the seller/purchaser/mortgagee (as applicable). Please do not use the Which? conveyancing calculator for business purposes other than in connection with the sale/purchase/re-mortgage of a property.
Before you enter into a contract with our preferred conveyancing partner for conveyancing services, please make sure you have read and understood the preferred conveyancing partner’s letter of engagement and terms and conditions. This is a legally binding agreement between you and our preferred conveyancing partner. The Which? conveyancing quote calculator provides you with our preferred conveyancing partner’s fee estimate of the conveyancing services only, and the contract for conveyancing services will be between you and our preferred conveyancing partner.
4. Other important things you need to know
General exclusions and liabilities:
The Which? conveyancing quote calculator provides a fee estimate for conveyancing services from our preferred conveyancing partner only. Nothing on this website is, or shall be deemed to constitute any financial, investment, legal or professional advice on which you should rely on in any way.
Nothing in these terms and conditions excludes or limits our liability for death or personal injury arising from our negligence, or our fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited by English law.
We have carefully selected Shoosmiths as our preferred conveyancing partner, but you are free to choose an alternative conveyancer or solicitor for conveyancing services. You should always check the suitability and appropriateness of the particular conveyancing service that is of interest to you and it is your sole decision whether to continue to enter into a contract with our preferred conveyancing partner.
If our preferred conveyancing partner is unable to provide you with conveyancing services, we will not have any responsibility for any loss or damage you may suffer whatsoever, or howsoever or wherever caused arising directly or indirectly as a result of being unable to proceed with the conveyancing services with our preferred conveyancing partner. You are solely responsible for any transactions that you enter into with third parties and it is your responsibility to satisfy yourself as to the quality and suitability of the product or service being offered to you and the terms and conditions of their sale.
We may reject your request for a callback or an email of the fee estimate, if we believe in our sole discretion that you are not using the service responsibly and/or are providing false or misleading information.
5% discount: You are entitled to a 5% discount on the legal fees if you enter into a contract with our preferred conveyancing partner if you ‘request a callback’ on the Which? conveyancing calculator. This discount is already included in the fee estimate provided to you by the Which? conveyancing quote calculator and applies to the legal fees only. This discount does not apply to any stamp duty land tax which may be due, or any disbursements such as applicable search fees, land registry fees and bank transfer fees.
Please remember to quote the quotation number provided on the fee estimate when you speak to our preferred conveyancing partner. Otherwise you may not be able to enjoy the 5% discount on legal fees.
The quotation number is included in the fee estimate provided by the Which? conveyancing quote calculator and in the email sent to you where you have submitted the ‘Email me this quote’ form. Which? and its preferred conveyancing partner reserve the right to withdraw or alter the terms of this discount offer at any time prior to you entering into a contract with our preferred conveyancing partner for conveyancing services.
Please note that these terms are governed by English law. You and we both agree that the courts of England and Wales will have exclusive jurisdiction, without prejudice to any legal right you may have as a consumer to commence proceedings in the courts of your country.

We may refer your complaint, including your personal data, to our preferred conveyancing partner. You agree that we may pass this information on to our preferred conveyancing partner as necessary for this purpose.
